SAIF Real Estate Review: Projects, Prices and Buyer Guide

By Social Scale Kenya | Information reviewed: 13 October 2026

This SAIF Real Estate review examines the developer’s Nairobi projects, advertised prices, payment plans and delivery information. It also explains how to assess the rental proposition, compare units and check the documents behind a sale before committing money.

SAIF’s portfolio includes Kenzi Residence in Westlands, Covo Residence and Covo Square in Lavington, Covo Arboretum in Kileleshwa, Cicada Crest and Roseville Apartments in Kilimani, and Wood Ville in South C. The range spans compact apartments, larger family homes and commercial space. Those are different purchases with different tenants, operating costs and ownership questions. [2]

Our assessment is that SAIF is worth investigating where the exact apartment or shop suits your needs and the transaction stands up to independent checks. Its identifiable developments and recent Kenzi handover marketing give buyers something concrete to investigate. However, public starting prices, older progress reports and promotional investment language cannot establish the quality, legal position or returns of a particular unit.

How we reviewed SAIF: We checked the developer’s current website, public announcements, dated construction records, historical reporting and selected business directories. This is an editorial review of public information. We have not inspected the buildings, interviewed a representative sample of owners or audited SAIF’s finances. Developer statements are attributed, and financial examples are hypothetical. Social Scale Kenya provides property marketing services; buyers should appoint their own advocate and technical adviser for a transaction.

SAIF Real Estate Review: The Verdict for Nairobi Buyers

The strongest reason to consider SAIF is the ability to investigate a named property in an established Nairobi location. A buyer considering Kenzi can now ask to inspect a unit advertised for occupation. Someone considering Covo can examine how the residential and commercial parts interact. That is a more useful starting point than a general promise of luxury.

The main limitation is the gap between a portfolio description and the evidence needed to buy safely. This research does not establish a consistent delivery timetable across the portfolio, an independently measured satisfaction rate or a verified rental yield. Those gaps should be resolved at the project and unit level.

We have not given SAIF a star rating. A numerical score would suggest a depth of building inspection and customer sampling that this review cannot support.

Who Is SAIF Real Estate and What Does It Offer in Kenya?

SAIF presents itself as a property developer serving Nairobi’s residential and investment market. Its public portfolio combines apartment schemes in Westlands, Lavington, Kileleshwa and Kilimani with commercial offerings and earlier developments elsewhere in the city. The catalogue also includes Pearl View in Uganda and Infinity Istanbul in Turkey; those require separate country-specific assessments. [1][2]

The company’s About page refers to eight successful Kenyan projects, while its footer refers to five. This difference is a reason to request an updated project list with clear definitions. Completed, sold out, handed over and occupied describe different things, and a marketing count should not be treated as an audited delivery record. [1]

SAIF’s central proposition is recognisable: urban locations, contemporary apartment designs, shared leisure facilities and staged payment options. Whether that proposition represents value depends on what you receive for the price. For a resident, the decisive factors might be layout, water reliability and access. For an investor, they might be achievable rent, operating costs and ease of resale.

SAIF Projects Compared: Locations, Prices and Sale Status

The following figures are starting prices displayed in SAIF’s public project material when researched. They are a guide to the advertised positioning, not a quotation for every bedroom type or proof that a unit remains available. Ask for the exact apartment or shop number, size and payment basis. [2]

Pearl View is listed in Kisaasi, Uganda, from US$100,000, and Infinity Istanbul in Beylikdüzü, Turkey, from US$63,000, with the latter marked sold out. These dollar figures should not be compared directly with a Nairobi apartment without examining the local ownership rules, transaction costs and currency exposure. [2]

Kenzi Residence Westlands: Prices, Handover and Buyer Fit

Kenzi Residence is marketed at the junction of School Lane and Brookside Grove in Westlands, with studios, one and two bedroom apartments. Its public starting price is KSh 7 million. SAIF advertises leisure and social facilities, including a pool, wellness amenities and communal spaces. Construction Review described the location and apartment mix in a report published on 25 December 2021. [3][13]

The significant recent update is SAIF’s own announcement advertising ready-to-move-in units and a handover date of 17 September 2026. A further company post celebrates a handover ceremony. These are developer announcements, not independent confirmation that every apartment, amenity and ownership document is complete. [4]

For a buyer, the next step is to turn that announcement into an inspection of the exact unit. Test the lifts and water supply, visit the parking area, check the windows and drainage, and ask which shared facilities are operating. Record any unfinished work in the handover documentation, with an agreed date for correction.

Kenzi may suit someone who wants a compact urban apartment and can verify the building’s operating condition. An investor should also establish who would rent the selected layout, how it compares with nearby available units and whether short stays are permitted. The location name alone does not answer those questions, and a studio should not be assessed using a two bedroom rental assumption.

Covo Residence Lavington: Layouts, Costs and Buyer Value

Covo Residence is positioned at the junction of Gitanga and Othaya roads in Lavington. SAIF describes studios, one and two bedroom apartments, with a published entry figure of KSh 5 million. The project description advertises a four year payment plan at zero interest, alongside a pool, gym, wellness facilities, play space and gardens. [5]

SAIF’s architectural visualisation of Covo Residence and its commercial podium in Lavington. Source: SAIF Real Estate. Confirm the delivered layout and facilities on site.

The useful distinction here is between an attractive shared environment and a practical private apartment. In a studio, check whether the kitchen, bed and seating areas can work together without blocking circulation. In a one bedroom unit, measure the bedroom and storage space. In a two bedroom unit, examine bathroom access, privacy and the ability to furnish the living area comfortably.

The commercial component also deserves attention. Shops and services can make daily life easier, but residents should understand how deliveries, customers, parking and security are managed. Ask whether visitors to commercial premises share any access routes with residential occupants and how the service budget is divided between different uses.

The payment plan is potentially useful to a buyer with dependable income. It becomes less useful if the instalment is affordable only while the buyer assumes uninterrupted future rent. Obtain the current agreement and establish when occupation is allowed, what remains payable at handover and what happens if a payment arrives late.

Covo Arboretum Kileleshwa: Apartment and Retail Options

Covo Arboretum is marketed along Ring Road in Kileleshwa, with residential and commercial components. The residential page advertises studios, one and two bedroom apartments from KSh 5 million. SAIF’s material emphasises the outlook towards the Arboretum and shared recreation facilities. [6]

A studio interior visualisation from SAIF’s Covo Arboretum gallery. Source: SAIF Real Estate. Confirm usable space, finishes and furnishing inclusions in the specification.

A green outlook is a feature to verify from the actual apartment. The direction, floor level and neighbouring buildings affect what you see. Ask to stand at the unit’s windows and balcony, or obtain a unit-specific view assessment if construction prevents access. A perspective image cannot establish that every buyer receives the same outlook.

The commercial price needs clarification. The website displays a starting figure of KSh 4 million, while a more recent SAIF company post refers to Ring Road, Kileleshwa commercial units from KSh 5 million. This could reflect a different unit, an updated offer or availability; the public evidence does not resolve the difference. [8][4]

For a retail purchase, examine visibility, pedestrian access, parking, loading arrangements and the intended tenant mix. A low purchase price can still be poor value if the shop is difficult to see or too small for the businesses likely to rent it. Request the usable shop area and any restrictions on signage, food preparation or other activities.

A residential rental projection and a commercial rental projection should be prepared separately. Commercial units may have fit-out requirements, periods without a tenant and different lease terms. Neither the number of nearby apartments nor a promotional claim of high demand establishes collected rent for the space you are buying.

Cicada Crest Kilimani: Space, Pricing and Resale Checks

Cicada Crest is described on George Padmore Road in Kilimani, offering three bedroom apartments with ensuite bedrooms and a domestic staff quarter. SAIF’s catalogue shows a starting figure of KSh 22 million and marks the project sold out. Its published description lists leisure facilities, backup services and parking provisions. [7]

There is a detail worth resolving before a valuation: the catalogue card shows 220 square metres, while the description refers to plinth areas of 206 and 218 square metres. These should not be treated as interchangeable measurements. Obtain the plan for the actual apartment and establish how its area is calculated. [7]

The larger layout changes the buyer assessment. A family considering occupation may place more weight on bedroom privacy, kitchen and utility space, parking access and storage than on the shared leisure facilities. An investor must test whether the larger purchase price is supported by a realistic tenant budget and manageable service costs.

Sold out is a sales status. It does not independently confirm occupation, title transfer or the absence of defects. If a unit is offered through resale, establish the seller’s ownership and any outstanding obligations, check building rules and arrears, and arrange an inspection. Do not assume the original developer’s historic price or payment plan applies to a resale transaction.

Wood Ville and Roseville: What Past Projects Can Show You

SAIF’s current portfolio marks Wood Ville in South C as completed and occupied, with a listed starting figure of KSh 14 million. Roseville Apartments in Kilimani is marked sold out and occupied, with a listed figure of KSh 17 million. The Roseville description identifies three bedroom apartments with a domestic staff quarter along Rose Avenue. [10][11]

These projects offer a way to investigate how a building operates after the initial sales campaign. With the necessary permission, visit the common areas and speak with owners or residents who can describe their own experience. Ask about water interruptions, lift maintenance, service charge changes, repairs and the handling of defects.

A useful reference is an owner who can explain the process from purchase to occupation and transfer, rather than someone who has only attended a showhouse visit. Ask which obligations were completed, what remained outstanding and how the developer responded. A satisfied resident in one project is relevant evidence, but it does not guarantee the result of a different project or sale agreement.

SAIF Real Estate Prices: What Your Quote Needs to Include

A starting price tells you where an offer begins. It does not tell you the full cost of owning the particular apartment shown in a photograph. Bedroom count, usable area, floor, parking, payment method and included finishes can change the comparison materially.

Two examples in SAIF’s material show why a fresh quotation matters. Covo Square’s catalogue figure is KSh 4 million, while its descriptive text still refers to shops from KSh 1.5 million. The Ring Road commercial figures also differ between the website and a newer company post. These are reasons to clarify the offer, not evidence that all buyers can access the lower number. [9][8][4]

Quote itemWhat you need in writing
Identity of the unitApartment or shop number, floor, approved plan and measured area
Payment basisCash price, instalment price, deposit and every due date
InclusionsFinishes, appliances, furnishings, parking and storage rights
Transaction expensesItemised legal, registration, tax and other completion costs
Ownership expensesService charge, reserve contributions and metered utilities
Delivery obligationsOccupation date, remaining works and remedies for non-performance
ValidityDate, expiry, availability and any conditions attached to the offer

Use comparable areas when calculating price per square metre. A figure that includes balconies or shared allocations should not be compared with another listing’s internal usable area without adjustment. For commercial space, also compare frontage, floor position and access; area alone does not capture trading usefulness.

SAIF Payment Plans: Understanding the Full Cost of Buying

The Covo Residence description advertises four years at zero interest. Cicada Crest’s description refers to a two year plan at zero interest, and Covo Square’s text mentions one year. These are published marketing terms, not confirmation of the plan available for a specific remaining or resale unit. [5][7][9]

An interest-free instalment plan still needs a total-cost comparison. Ask for the cash price and the instalment price for the same apartment. Then examine late-payment charges, default provisions, occupation conditions and any amount due at completion. A plan can be described as zero interest while other financial obligations remain.

Illustration, not a SAIF offer: On a KSh 5 million purchase with an assumed 20% deposit, the buyer pays KSh 1 million initially. Spreading the KSh 4 million balance evenly over 48 months produces an instalment of approximately KSh 83,333 per month. This example excludes transaction costs and does not claim that SAIF offers that deposit or schedule.

Test the schedule against income you can depend on before the apartment produces rent. If occupation comes later than expected, you may be paying instalments alongside your existing housing costs. Where the buyer pays from abroad, currency conversion and transfer costs also affect the amount that reaches the seller.

Have your advocate explain the difference between the advertised plan and the obligations in the agreement. In particular, establish whether a missed instalment allows termination, how a refund would be calculated and when it would be paid. These terms have more practical value than the headline duration.

SAIF Delivery Record: Checking Project Completion Evidence

The strongest recent delivery-related information found for Kenzi is the company’s September 2026 handover marketing. By contrast, the SAIF-branded construction archive available during research contains reports dated June 2024 for Covo Arboretum and Covo in Lavington. Those older reports describe works at that time; they are not current completion assessments. [4][12]

The archive also contains inconsistent project labels and construction-period fields. We have therefore not calculated a company-wide punctuality rate or treated its percentages as today’s status. Ask for a current report that identifies the exact project, the reporting date, completed milestones and remaining work.

EvidenceWhat it can establishWhat it cannot establish alone
Sales status such as sold outA developer’s description of sales availabilityCompletion, occupation or title transfer
Dated construction reportWork described at a particular point in timeThe present condition of the project
Handover announcementThe developer’s public handover communicationReadiness of every unit and shared facility
Independent unit inspectionObserved finishes, defects and functioning servicesThe legal position of ownership
Verified ownership documentsThe interest being transferred and relevant registered mattersPhysical construction quality

Assess structure, interiors, shared facilities, utilities and ownership documentation separately. A building can have a finished apartment while some common facilities remain unavailable. It can also have functioning facilities while an individual buyer’s transfer documentation is still outstanding. The agreement should define what has to be delivered and the consequences of a delay.

SAIF Customer Reviews: Assessing Available Buyer Evidence

The KenyaBizList and Go Africa Online pages checked for SAIF did not provide a substantial body of written customer reviews. That is too little evidence to conclude that owners are consistently satisfied or dissatisfied. Directory descriptions also repeat company marketing language and should not be counted as independent verification of quality. [15][16]

When gathering references, prioritise experiences that identify the project, the type of transaction and the period involved. A review of a viewing appointment says little about repairs after occupation. A tenant’s experience says something useful about the building, but may not address the purchaser’s title transfer or payment process.

Ask for examples of how concerns were resolved. A defect reported, acknowledged and repaired within an agreed time is different from an unanswered issue. Look for repeated patterns across independently obtained references, while avoiding conclusions based on one anonymous comment or a review of an unrelated business with a similar name.

For legal searches, use the exact registered seller, project company and land reference. A similar business name appearing in a search result is not enough to attach a dispute to SAIF or to a particular development. The advocate handling the purchase should establish the connection and the current position of any relevant proceeding.

Rental Returns: Testing a SAIF Apartment With Real Costs

SAIF’s locations and apartment mix provide a starting point for rental research, but this review did not obtain verified owner statements demonstrating a project-specific yield. Use recent comparable lettings and actual collected income where possible. Asking rents and promotional income forecasts should be treated as assumptions until supported.

The example below shows why the distinction matters. Every rent, expense and occupancy figure is hypothetical. It is not a SAIF rental quote, an observed Kenzi return or a forecast for the Nairobi market. Assume a KSh 7 million purchase and KSh 500,000 of additional acquisition and setup costs, giving KSh 7.5 million of total invested capital.

Illustrative calculations by Social Scale Kenya. The allocation of expenses between landlord and tenant must be checked in the actual lease and management agreement.

At KSh 50,000 per month with no vacancy, the headline annual rent is KSh 600,000. Dividing that by the KSh 7 million purchase price gives a gross yield of approximately 8.57%. The base example’s net yield is lower because it accounts for missed rent, ownership costs and the larger amount invested.

Financing creates a further cash-flow test. If debt repayments were KSh 40,000 per month, annual payments would be KSh 480,000. The base example’s KSh 411,000 operating income would fall short by KSh 69,000 before tax. That is a cash-flow shortfall; debt repayments may include principal, so it is not the same measure as operating profit.

For furnished short stays, replace monthly rent with revenue from nights actually sold. Include furniture, linen, utilities, cleaning, platform fees, management, replacement costs and any applicable regulatory obligations. Confirm that building rules permit the intended use. A daily rate multiplied by every night in the month is not evidence of income.

Buying From Abroad: Controls for Diaspora Property Buyers

A diaspora buyer needs independent observation and clear authority for every payment. A video tour can help, but it should identify the date, building, apartment number and route through the property. Have someone acting for you inspect the actual unit and compare it with the agreed plan and finishes.

  • Use your own advocate: Have them verify the seller, ownership position, agreement and transfer process.
  • Commission a technical check: Use a suitable independent professional to examine construction condition and defects.
  • Confirm payment instructions independently: Match the account details to the agreement and verify any change through an established contact.
  • Keep a complete transaction file: Save signed documents, quotations, receipts, progress records and correspondence.
  • Set reporting expectations: Agree what updates, handover records and ownership documents you will receive and when.

Keep the sales and management decisions separate. If a company also offers to rent or manage the unit, review that agreement on its own. Establish the fee basis, reporting timetable, handling of arrears, maintenance approval limits and exit terms. A smooth purchase does not automatically establish the quality of future property management.

SAIF Buyer Due Diligence: Documents to Check Before Paying

Before paying a reservation fee or deposit, obtain the documents needed to identify the property, seller and transaction. The precise requirements depend on the project and the ownership structure, so your advocate should determine what applies.

Area to verifyDocuments or evidence to request
Seller and authorityRegistered company details, authority to sell and authorised signatories
Land and ownershipTitle details, current official search and review of registered interests or restrictions
Development approvalsApplicable county approvals, approved drawings and NCA project registration
Other regulatory mattersRelevant environmental and other licences, as applicable to the project
Apartment ownershipThe proposed transfer structure, sectional documents where applicable, parking rights and common-property arrangements
Purchase termsSigned quotation, sale agreement, payment schedule, default and refund provisions
Completion and handoverRequired completion or occupation documentation, inspection record and outstanding works list
Running the buildingService budget, rules, insurance arrangements and responsibility for repairs

The National Construction Authority states that construction projects must be registered. Its published requirements include approved architectural and structural drawings, county approvals, appropriately registered professionals and other statutory approvals where applicable. Request the project-specific documents and verify them through the appropriate channels. [17]

For apartment ownership, Kenya’s Sectional Properties framework is relevant to the legal structure and common property. Have your advocate explain the title or lease you will receive, the registration process and the governance obligations attached to it. A marketing description of ownership should be checked against the actual documents. [18]

If information is missing, set a clear next step: which document will be provided, by whom and by what date. If the seller pressures you to pay before your advisers can assess material documents, pause the transaction. A discount or limited-unit message does not remove the need to verify what is being sold.

SAIF and Other Nairobi Developers: How to Compare Offers

Compare actual units serving the same purpose. A SAIF studio, a large family apartment and a serviced apartment investment can have different occupancy patterns, costs and resale markets. The strongest comparison controls for those differences instead of ranking companies by the number of amenities in their brochures.

  • Compare the same bedroom type, usable area and intended use.
  • Use the full acquisition cost and the payment schedule, not just the advertised minimum.
  • Distinguish an apartment ready for inspection from an unfinished unit.
  • Compare service charges, parking rights, rules and management obligations.
  • Test rent against nearby competing units and realistic vacancy.
  • Check the ownership documentation and likely resale process.

An existing apartment may offer inspection and operating records. An unfinished unit may offer a staged purchase, but leaves more uncertainty about delivery. A resale purchase may give access to an established building while introducing a different seller and arrears checks. Choose between those trade-offs using evidence relevant to your circumstances.

For additional research, read SSK’s VAAL Kenya review, Tsavo Real Estate review and Morvara Serviced Apartments review. Use the same questions about price, delivery, ownership and income across every shortlist.

What SAIF's Marketing Reveals About Buyer Decision Making

From a property marketing perspective, SAIF’s strongest material connects a named development with a location, a recognisable design and a purchase route. That gives a prospective buyer a reason to investigate. The public information also shows where a sales journey can lose clarity: inconsistent prices, dated construction reports and broad investment claims create questions that the buyer has to resolve.

The practical lesson for developers is to build marketing around the next decision. A prospect comparing prices needs a clear unit schedule and cost breakdown. Someone worried about delivery needs dated progress evidence and a view of remaining work. A diaspora buyer needs a documented inspection and transaction process. An investor needs a rental model with expenses and vacancy.

Social Scale Kenya helps developers, estate agencies and property managers turn those buying questions into website content, social campaigns and enquiry journeys. The useful work is to connect the offer, supporting evidence and follow-up, then measure whether enquiries progress to qualified conversations and viewings. SAIF Real Estate Review: Answers to Common Buyer Questions

Is SAIF Real Estate legitimate?

SAIF has an identifiable website, named developments, public company announcements and historical media coverage. Those establish a public operating presence, not certification of every transaction. Verify the exact seller, unit, land interest and agreement through independent advisers before paying. [1][2][13][14]

What are SAIF Real Estate apartment prices?

The public catalogue lists Covo Residence and Covo Arboretum Residence from KSh 5 million, Kenzi from KSh 7 million and Cicada Crest from KSh 22 million. These are advertised starting figures, not quotes for every unit. Cicada is marked sold out, and current availability must be confirmed. [2]

Has Kenzi Residence been handed over?

SAIF advertised ready-to-move-in units and a handover date of 17 September 2026, and published handover-ceremony marketing. Check the particular unit, operational amenities, outstanding works and ownership documents before treating it as fully ready for your purposes. [4]

Does SAIF offer interest-free payment plans?

Some project descriptions advertise payment plans at zero interest, including four years for Covo Residence. Obtain the current unit-specific agreement and compare the cash price, instalment price, fees, occupation conditions and default terms. [5]

Are SAIF apartments a good rental investment?

That depends on the purchase cost, achieved rent, vacancy, service charges, maintenance, management and financing. This review did not obtain audited project-specific rental returns. Use a conservative model based on comparable lettings and verify any management or income promise in writing.

Can diaspora buyers purchase a SAIF apartment?

Buyers abroad can make enquiries through SAIF’s published channels. Eligibility and the transaction process depend on the buyer and property. Appoint independent local advisers, verify payment instructions and arrange inspection of the actual unit rather than relying only on promotional material.

Does sold out mean a project is complete?

No. Sold out describes sales availability. Completion, occupation, functioning amenities and registration of the buyer’s ownership interest require separate evidence.

Are the images in this review photographs of completed buildings?

The three project images are architectural visualisations published by SAIF and are labelled accordingly. They illustrate the marketed design and layout; they do not establish current construction or maintenance condition.

SAIF Real Estate Contacts: Verify Your Sales Enquiry First

SAIF’s published contact details are saifproperties.com, +254 728 000 002 and info@saifproperties.com. Its website lists the seventh floor of Ushuru Sacco Centre on Wood Avenue, Kilimani, as its office address. Confirm the meeting location before visiting. [1][2]

These are the developer’s contacts for sales enquiries. Social Scale Kenya’s service button above is for property marketing support. When seeking a quotation, name the development, bedroom type or shop requirements, intended use and payment method so the response addresses your actual purchase.

Before transferring funds, verify the beneficiary account and the authority behind it against the agreement. A public phone number, familiar brand logo or forwarded price sheet does not establish that a particular payment instruction is valid.

SAIF Real Estate Review: Our Final Assessment for Buyers

SAIF deserves a place on a Nairobi property shortlist when its location, unit layout and purchase terms match what the buyer needs. The named portfolio and recent Kenzi handover marketing provide material worth investigating. Covo’s residential and commercial offers also create options that should be assessed according to their different uses.

The evidence does not support a blanket recommendation to buy from the company or a blanket conclusion against it. Public price differences, dated construction information and limited independently obtained customer evidence leave questions that a buyer needs to resolve for the exact transaction.

Before committing, secure five things: a current unit-specific quotation, an inspection or credible technical assessment, independently verified ownership and approvals, an agreement with clear delivery and refund terms, and a cost model that works without optimistic rental or resale assumptions. If those checks remain persuasive, you have a stronger basis for choosing a SAIF property.
